The Technology Behind AI-Generated 3D Tours

August 2026

"How do you do it?" — that is the question we hear most often. How can you take a few photos from a smartphone and turn them into a cinematic 3D tour? In this guide, we will dive behind the scenes of the technology and explain, in simple terms, the processes that transform a single image into a full 3D model.

The process begins with recognition. Our algorithms, based on convolutional neural networks (CNNs), scan each image and identify spatial elements: walls, floors, ceilings, doors, windows, furniture. This is a critical stage — the AI needs to understand not just what it sees in the image, but also the spatial relationships between objects. Where does the wall meet the floor? What is the distance between the window and the door? How does the room connect to the hallway?

In the second stage, the AI performs a process called Structure from Motion (SfM) — reconstructing a 3D structure from a series of 2D images. If you photographed the same room from multiple angles, the algorithm identifies common points between images (like the corner of a table, the edge of a window, a light fixture on the ceiling) and uses them to calculate the position and angle of each shot in space. With enough overlapping images, the system can calculate depth, distances, and volumes — and build a rough initial 3D model.

The third stage is refinement — and this is where NeRF (Neural Radiance Fields) and Gaussian Splatting technologies come into play. These are advanced neural networks capable of "guessing" how a space looks from angles that were never photographed. In simple terms: even if you only photographed a room from 3 angles, the AI can generate a smooth, continuous view as the user navigates the tour — filling gaps, completing textures, and ensuring seamless, natural transitions. The result is a 4K 3D tour that looks like it was shot with professional equipment.

The final stage is rendering and packaging. The 3D model undergoes optimization to ensure smooth performance on any device — from desktop computer to mobile phone. We compress the model without sacrificing quality, generate an intuitive navigation interface, and package everything into a single, shareable link. The entire process, from photos to finished tour — 48 hours.

The technology continues to evolve at breakneck speed. What was possible only in research labs two years ago is now available to every real estate agent. And this is just the beginning.
